Planning For A New Cohousing Community

Mogavero Architects has begun the planning process for a new cohousing community. This new development envisions 18 new homes on 1-acre in the North Oak Park neighborhood. The project seeks to preserve the existing 1930’s First English Lutheran Church building at the corner of 39th Street and 4th Avenue which will serve as the common house for the cohousing development. Please join us for a cohousing information meeting on site in the original church at 3860 4th Avenue on December 16th 2014 at 6:30 pm. We would like to share our experience with cohousing and our vision for this project, hear from a current cohousing resident and from a member of First English Lutheran Church, have a tour of the old building, and enjoy a discussion about cohousing. Mogavero Part Of Local Triathlon To Beat Veteran Homelessness

This last weekend, Principal, Renner Johnston had the opportunity to be part of “Team Welcome Home”, a local triathlon that aided in ending veteran homelessness. More specifically, funds were raised for a new transitional housing facility for homeless veterans, planned by Mercy Housing California and Veteran Resource Center of California. The team was organized by Ben Philips and Stephan Daues of Mercy Housing and raised more than $21,000 for the cause. A few of the team members participated in the entire Triathlon: 1.5 mile open water swim, 56 mile bike race and 13 mile run. Most participants grouped together as relay teams, each taking on one leg of the event. It was a great day and a wonderful turnout, but more importantly the team raised significant funds for a very important cause. -Morgan

Mixed-Use Building in Sacramento Suburb Continues to Connect the Community

Oak Park, one of the first suburbs of Sacramento, has experienced a revitalization over the past few years.  In particular, Broadway Avenue has been the nucleus of the rebirth.  Mogavero Notestine Associates is proud to be part of this with our project on the corner of MLK and Broadway named The Arbors. The Arbors at Oak Park, a senior and mixed-use project, has been open for a year with great success.  To mark the connection of the building to the existing community, the building features active, pedestrian oriented retail shops that focus on an outdoor living room at the corner of MLK and Broadway. The building develops a sense of community by providing balconies, windows and doors on the street. Not only does this building bring life to this important corner of the neighborhood, but it maximizes comfort for the seniors who occupy it. Features such as south facing sunshades, natural day lighting, and a superior building envelope ensure occupant comfort as well as minimize energy needs. Mogavero Honored with Gold Nugget Award at Pacific Coast Builders Conference

Judges for the 2014 Gold Nugget Awards have named Mogavero Notestine Associatesas an Award of Merit winner in its annual competition, which honors architectural design and planning excellence and draws entries from throughout the United States and internationally. Mogavero Notestine Associates earned its Merit honors for Maple Park, which was honored for Best Affordable Project 30 to 60 du/acre. Awards were announced on June 26 as a feature highlight of PCBC®, the nation’s largest regional conference and trade show for the real estate and development field. Maple Park is a pedestrian-focused safe haven for families and kids who can freely run and play. Cars are tucked away behind and underneath the buildings. The main road is a narrow one-way loop road that helps to slow traffic and keep the neighborhood quiet and calm. This project, now the tallest building in rural Live Oak, holds a unique urban presence just a few blocks from the downtown area, and is instrumental in improving access to affordable housing for families. While a true honor, these awards are just icing on the cake when compared with the satisfaction of seeing the kids enjoy the play structure in the beautiful, safe neighborhood our team was able to create. We are grateful to our clients, the Regional Housing Authority of Sutter and Nevada Counties, for their commitment to the community and incredible support for this project. Grand Opening: Harvest Park, Chico

I had the privilege to attend the Grand Opening of our Harvest Park project in Chico developed by AHDC.  There were speeches by the Mayor and other dignitaries about the importance of affordable housing and how this is the last project in town to have redevelopment funding. But for me, the best part was watching the families and kids now occupying the place as a home. Kids on the play structure and mom’s chatting as they watched.  I saw a boy call to his mom saying that he was going to his friend’s a few doors down. I imagined these kids growing up together. Designing buildings is fun, but designing community is priceless.   -Renner

New T-24 Energy Requirements: How Will You Prepare?

July 1, 2014 brings significant changes for required energy efficiency for new construction and renovations, and TCAC now requires new energy analysis to apply for tax credits. To address many of our Affordable Housing clients concerns about the upcoming energy code changes, Mogavero Notestine Associates has prepared a workshop to consider the new energy requirements for Affordable Housing to be presented at the Housing California Conference in Sacramento at the Convention Center on April 16th from 3:30-5:00 PM. Our very own Senior Principal, David Mogavero will be moderating the workshop alongside the following  panelists whom are highly knowledgeable in this subject of interest Joe Martinez, VP Construction, The Reliant Group Sophia Hartkopf, TRC Energy Services Dave Hegarty, President Duct Testers Nehemiah Stone, Principal, The Benningfield Group Our discussion will focus on the information that you need to know for your next project and TCAC application. The intent is to provide a clear layman’s understanding of what the new Title 24 means, how these changes will effect the building design, what it is likely to cost your proforma, how the new TCAC energy analysis is related, and what utility funding is available to help pay for it. Finally, we will talk with a developer/construction manager that has successfully navigated the process so that you can too! Mogavero Recognized for Innovative Work on Residential Multi-Family Project, Maple Park

Mogavero Notestine Associates is honored to announce receiving the very prestigious “AIACV Honor Award 2013 for a significant Work of Architecture” pertaining to our affordable residential multi-family project called Maple Park in Live Oak, California. We were very grateful to be a part of the 2013 AIACC Residential Design Awards put on by the American Institute of Architects Central Valley Chapter. The AIA California Council’s Residential Design Awards Program recognizes and celebrates outstanding achievements in residential architecture and design from firms and architects all over California. “We are very proud of our Maple Park project and love seeing it gain positive recognition like this” said Architect and Project Manager, Sam Kingore. “It is not common for a rural affordable housing project with a modest budget to ever get recognition.  Here we were recognized for quality design, sensitivity to context and strength in creating a development that builds community.” Maple Park is tucked away in rural Live Oak, only a few blocks from the main avenue. Prior to renovation, these were  30 wartime-era affordable housing units that were falling apart and slowing being abandoned. The site was transformed, providing 56 units of low income family housing in 3 story buildings.  Achieving lofty sustainability goals it will be Net Zero with the addition of solar PV and HW systems. Mogavero’s Landscape Architect Honored for Contribution to World Peace Rose Garden

If you’re driving by California’s State Capitol in Downtown Sacramento, you can’t miss the rose garden located east of the Building along 15th Street.  With such an array of breathtaking roses, you might ask yourself, who designed this beautiful space? Proudly, our very own landscape architect, John Nicolaus, was recognized for his incredible contribution for the design of the State Capitol International World Peace Rose Garden during a meeting of the Sacramento Metropolitan Arts Commission earlier this week. The garden was celebrated for its 10th Anniversary back in May. John donated his services and inspired other colleague firms in Sacramento to do the same by working on the design from 1995 until the garden’s dedication in 2003. “John’s attention to detail and commitment to excellence is to be commended!” said TJ David, Co-Creator of International World Peace Rose Gardens. ‘Building a garden in Capitol Park was a daunting task, especially given the multitudes of stakeholders involved’ says Nicolaus. John was also presented with a framed aerial view of the garden in bloom, commemorative 10th anniversary t-shirts, and a cake decorated with blooms from a ‘Coretta Scott King’ rose. ‘Designing a space like this was truly inspiring’ said John.  ‘The idea that a physical space can contribute to peace, community and mutual understanding is a powerful one’. The World Peace Rose Garden is located on 15th Street between L & N Streets and showcases over 670 roses in over 165 colors and fragrances. The garden also holds a Peace Pavilion which is a favorite spot for weddings and ceremonies. In 2010, the garden was voted one of the Top 10 “Best Public Rose Gardens in America” in a competition of over 130 gardens across the USA (Go Sacramento!).  Since then, about 15% of the garden has been replanted with new varieties to further enhance visitors’ experiences. Next time you’re downtown, take a moment to stroll through the garden, reflect, and take in the beauty of the space.

David Mogavero Recognized for Being Outstanding Environmentalist!

Earlier this week I attended the 40th Annual Environmentalist of the Year Awards put on by Environmental Council of Sacramento. The event was held at the Sierra Health Foundation, beautifully situated on the banks of the Sacramento River. Our Senior Partner, David Mogavero, was recognized as a lifetime member for his many years of serving on the leadership board of ECOS and continually supporting our community through sustainable building and business practices. “ECOS has played an important role in shaping the Sacramento region. I have been fortunate to be part of the organization for so many years and to contribute to Sacramento’s sustainability and positive, green growth” said David. It was inspiring to see so many individuals come together from all walks of life to support and recognize our sustainable community and its outstanding advocates. Notably in attendance was Assemblymember Roger Dickinson along with local business representatives and community advocates. To demonstrate the practice of maintaining a sustainable environment, ECOS produced the award placards from 100% sustainable materials, consisting of recycled glass and renewable bamboo.
